Is Rajarhat Action Area II connected to Calcutta’s central business district or to north Calcutta? Is the Metro Rail project connecting the area to the city still on? What is your advice regarding buying a flat here. Please tell me about some new developments in this area and their addresses.

Rajarhat is connected to Calcutta’s central business district as well as north Calcutta through a link road. There is a proposal to build a Metro Rail link from Rajarhat but the government is learnt to be going slow on this. Rajarhat will be a self-sufficient township even if it may take some time, so one can consider buying property there. There are several projects coming up in the area and you can get information on them on the Internet.

I bought a flat in 1992 but it has not been registered yet. What documents should the promoter and I produce to register it now? What are the documents required for the mutation of the flat and the Calcutta Municipal Corporation tax formalities.

You are not required to produce any document. The sale deed has to be registered at the sub-registrar’s office. For mutation, you need the registered sale deed.

I have inherited my house from my father. It is connected with another house in which my distant relatives stay ? we share beams, joists and sanitary lines but our entrances and other portions are separate. I want to give the house to promoters to construct an apartment building. Can I do that without the consent of my relatives?

No, the consent of your relatives is mandatory. You also have to compensate for damage caused, if any, to the other property.

Sixty families have bought and registered a piece of land. Do the flats constructed on the plot have to be registered again?

If the land has been registered in the name of all the 60 owners, they need not register the flats.
